When you're making for people who understand craft, you've got to make things that are intended to last. We've built-in a lot of features that are meant to make your life smoother, safer, and more productive, so you can just focus on what you do best.

  • Day to day, and year to year. We've created plenty of extra space throughout the building, so when it comes to getting around, we kept the hallways wide to make moving big equipment a little less of a hassle, with an industrial elevator to get everything up and down.

    And when you realize it's time for your business to expand, our studio spaces can be blended together to expand with you – no need for the hassle or headaches of moving shop.

  • Throughout the building, we built in break-out spaces, for when you're hosting a presentation, or for just taking a breather and stretching your legs a bit. Get a little fresh air and bring your laptop into the courtyard, or step right outside your studio for a new client meeting. Plus exhibition space, made for you to show off what you do.

  • Creative work has its own flow. You can't always predict when inspiration is going to strike, or when you get into a groove and lose track of time. Or, those times you have to pack up the car before sunrise so you can get on the road for a trade show. It's your space – we're not here to rush you around, or keep you out.

  • When your studio is your livelihood, it's important to know it's safe when you're there, and when you aren't. We put in keypad and FOB building entry make it easy when you're coming and going, and we have gated parking for that extra sense of safety when you're pulling a late night. Individual bolted doors keep your studio safe under lock-and-key. And we've set up 24/7 security monitoring, in-building mail delivery, and a package room to keep your deliveries off the street.

  • We have the day-to-day conveniences down, pat. When it's time for a break, pop around the corner to Caphé Roasters for a coffee and a bánh mì, or head to Richmond Street to hit the local galleries and shops. We're under 5 minutes from the nearest I-95 exit – it's actually directly down the street. Or, a quick walk around the corner gets you on the El, which connects you to the rest of the city. Plus, we made sure to consider all the important workplace basics that seem small but really aren't – like really solid WiFi infrastructure, and clean individual bathrooms.

Getting eyes on your work is its own whole endeavor – artist statements, show submissions, application fees, and then all of the marketing and social media and sharing that goes along with it. That's almost its own whole job, on its own. But this is the place where you get to be the highlight, so we created space right at the front of the building for you to put your best foot forward. Because your work has to be seen in order to get sold, and what you do deserves to be front and center.

  • It’s simple and can be completed entirely online. You can follow the button to apply at the bottom of this page to fill out our application. Please note, there is a $50 application fee per person applying. This charge helps cover the fees for running credit and background checks.

  • We typically ask for a security deposit in the amount of one month's rent, along with your first and last month of rent to be submitted to us prior to the agreed upon move-in date.

  • We’re open to discussing arts and cultural events – feel free to reach out if that’s you! – but our space prioritizes use for the tenants of the building. We don’t offer space for weddings or other personal celebratory events.

  • We have a secure parking lot adjacent to the building, which has a dedicated entrance. Both the parking gate and entrance have keypad and FOB access, to get you in and out easily. It’s a good sized lot, but parking is a bit limited, so we have a small parking fee.

  • As long as they are friendly to neighbors and guests, we allow both cats & dogs.

  • We will meet you onsite at the property and do a quick-walk through with you to make sure the apartment is move-in ready for you. After that we will test the keys together to ensure you have ease of access to your apartment. Then you're off to enjoy your new space.

  • You can expect us to respond to your maintenance request within 24 hours. We kindly ask that all maintenance requests be submitted through your TWA to make sure that we attend to each one in a timely manner.

  • A security deposit refund check can be expected to arrive to your new mailing address within 30 days of your move-out date.
